Bridge Development Partners names first project in Portland
Bridge Development Partners, has purchased its first PDX property, 35 acres at 775 NE Columbia Boulevard. They plan two industrial buildings at the site, called Bridge Point I-5 - Portland.
The former landfill site will be home to 425,000 square feet and 225,000 square feet buildings.
Bridge Development partner Justin Carlucci praised the site for being its heavy industrial zoning, its parking spaces, and for being within 1.5 miles of two 1-5 ramps and less than seven miles from downtown. Portland International Airport is close by.
The 425,000-square-foot building has a 36-foot clear height and with 100 trailer stalls for distribution-oriented tenants. The 225,000-square-foot building has a 32-foot clear height and 36 trailer stalls, tailored to distribution, manufacturing and other industrial tenants with requirements as small as 20,000 square feet.
Bridge expects to deliver the project in late 2020.
Tom Talbot, a senior vice president at Kidder Mathews said, "The property is the best located industrial site in Portland. This complicated project would not have been possible had it not been for Bridge's ability to solve problems quickly."
Talbot, Francis, and Hansen have been awarded the listing assignment comprised of over 650,000 square feet in two buildings.
