Civic Station rising in Gresham
A huge new construction project in Gresham's Civic neighborhood will break ground in a few weeks for a mixed-use development that will provide 318 new homes and commercial space.
"The Alta Civic Station project is the first urban development project in the Civic neighborhood in over a decade. It serves as a critical first step toward realizing the city's vision of a vibrant neighborhood in the heart of Gresham," said Eric Schmidt, community development director with the city of Gresham.
"This is the first of many projects and the quality of design and materials will set the tone for the Civic neighborhood as it builds out," he added.
Alta Civic Station is going up on a 7.4-acre empty lot on the west side of Northwest Civic Drive. The project is bounded by Northwest Council Drive on the northeast, and Northwest Fanning Way and the MAX lines to the southwest.
"Having this next to the light rail is very exciting," said David Bernicker, Gresham's urban design and planning director.
The new 318 market-rate apartments will include studios, one-, two- and three-bedroom homes. There will also be some ground floor live/work townhome-style units.
"There will be several designated accessible units and all units are adaptable for accessible," Michael Nagy, managing director, of the Atlanta-based developer, Wood Partners, said in an email.
The apartments will offer amenities including a community room with kitchen and social areas, a fitness center, secure package room and co-working and meeting areas.
The apartments will have wood plank-style flooring, LED bathroom mirrors and in-unit washers and dryers. Kitchens will feature quartz countertops and stainless steel appliances, Nagy said in an email.
The project is made up of eight buildings and will boast 12,000 square feet of commercial space. There will be 338 parking spots. Two of the eight buildings will be five stories, the tallest in the project.
Alta Civic Station will feature a 21,000-square-foot publicly accessible, but privately-owned, plaza, designed to be a community gathering place. There will be a playground for kids, outdoor dining space for restaurants and a recreation area.
Metro, the regional government, which is selling the land for the project, originally acquired the site in 2002 in anticipation of the construction of the Civic MAX station.
Shirley Craddick, Metro Councilor said in a statement that "Alta Civic Station will play a key role in more people living, working and shopping in the Civic neighborhood, particularly thanks to its location right next to the MAX line."
The project is being built to accommodate a "wide variety of retail businesses including restaurants, coffee shops, fitness studios, etc. The building located in the plaza was designed to host up to three 'micro-restaurants' that would share indoor and outdoor seating in a food hall concept," Nagy wrote.
Wood Partners has several developments in Portland. Nagy declined to say how much the rent might be for the new Civic Station apartments, but at its Block 17 building in Portland's Pearl District, rents start at $1,705 for a one bedroom and $2,685 for a two bedroom.
Alta Civic Station is expected to be completed by the end of 2021.
It is a combined effort of the city of Gresham, Metro and Wood Partners.
Alta Civic Station was designed by Portland's YBA Architects, who also designed the Rockwood Rising complex in Gresham.
"They're (YBA) a young, forward-thinking firm and that is the idea that we are putting forth for Gresham," Bernicker said.
"Good development follows good development," Bernicker said.
Alta Civic Station is just one of multiple projects that is being developed in the Civic neighborhood.
On the other side of the MAX tracks, the governments are working with developers and architects on another mixed-use property. Concrete plans for this project are months off, Schmidt said.
The new owner of Gresham Station, Harsch Investment Properties, which is owned by Jordan Schnitzer, a Portland-based real-estate development firm, has been discussing investments and upgrading the busy shopping center.
The owners of the large parcel bordered by Burnside Avenue, where the Kmart was located, are having "ongoing discussions" with the city about plans for that property.
"There is a lot of activity" in the Civic neighborhood, Schmidt said.
