Developer: Greystar Real Estate Partners.
Designer: SERA Architects
Contractor: Hoffman Construction
Construction is proceeding rapidly on this new, 170,000-square-foot, eight-story mixed-use building. Once completed, it will include 178 market-rate apartments, ground-floor retail, and a four-stacker mechanical parking system (80 parking spaces). Two loading spaces are proposed in the structured parking area. The units are a mix of two-bed, one-bed, one-bed loft, and studio units and meet the inclusionary zoning requirements. The U-shaped building will look directly on to the new six-story Lincoln High School, which will follow later. The building comes to a "Flatiron" corner where Southwest 18th Avenue and Salmon Street meet at an acute angle. The corner is set back on the eighth floor, where the building will have a club room for the use of building residents. A roof deck will overlook the MAX trains.
