The ART Tower is a 21-story mixed-use tower in the Goose Hollow neighborhood designed by Ankrom Moisan Architects for Wood Partners. The building will rise to a height of 224 feet, and include 314 residential units over 4,000 square feet of ground-floor retail space. Three levels of underground parking will provide 215 vehicular parking spaces. The ART Tower is the first high rise to be approved since the adoption of the city's inclusionary housing rules, which require the provision of affordable housing or the payment of a fee-in-lieu.
The project site is the northern half of the block bound by Southwest Alder Street, 15th Avenue, Morrison Street and 16th Avenue. The site includes part of the Artists Repertory Theatre building and associated surface parking. Artists Repertory Theatre, which is on the south half of the block, sold the site to Atlanta based Wood Partners. The theater received a $7 million anonymous donation, which was announced after the sale of part of their property was made public, will help ensure financial stability for the company in the future.
Lever Architecture is renovating the remaining part of the theater. The existing exterior walls and portions of the existing roof will remain, and the space will expand from 18,000 square feet to 28,000 square feet plus below-grade parking.
