The seven-story Slabtown project, part of the Con-way master plan at 2070 N.W. Quimby St. includes plans for 200 apartments, 11,500 square feet of retail space, a 16,000-square-foot public square, and underground parking that includes accessible and EV stalls.

Guardian acquired the 1.55-acre block in 2015 from Con-way Properties, and soon after pivoted from the former 150-unit midrise project that was approved in 2017.

"From design iterations and appeals to overcoming the negative perceptions of Portland when attempting to capitalize, we worked through each hurdle to bring this development to fruition."COURTESY PHOTO: GUARDIAN REAL ESTATE SERVICES - At Slabtown Square, 40 units will be available to households earning up to 80% of the area median income (AMI), pursuant to the City of Portland's Multi-Unit Limited Tax Exemption (MULTE) program.

The Slabtown Square apartments will offer studios, one- and two-bedroom units ranging from 390 to 1,419 square feet each. Additionally, 40 units will be available to households earning up to 80% of the area median income, and under Portland's affordable housing agreement will earn a property tax abatement.

According to Guardian, Slabtown Square is set up to earn the Green Globes environmental assessment certification, and the eastern side of the block will be a publicly-owned park developed by Portland Parks and Recreation.

The project team includes LRS Architects, LMC Construction and BC Group, as well as equity partner Principal Real Estate Investors. When complete, Guardian will manage the property.
