Pipes burst, trees toppled, walkways cracked.

Since "Snowmaggedon," many contractors in town have been slammed making weather-related repairs, slowing down the sales and closing process on damaged homes. 

Of course, it's always important to maintain your property. But when your home is about to go on the market – or it's already listed – make sure to guard against damage that can scuttle the sale.

Keep an eye on these every year:

  • Clear rain gutters and downspouts and grade soil to keep water away from your foundation
  • Remove and drain outdoor hoses and cover hose bibs
  • Trim overgrown or diseased trees and shrubs
  • Have HVAC (heating, ventilation and cooling) systems cleaned and checked
  • Repair basement walls and window wells that leak or flood during heavy rainstorms
  • Have your roof checked, including flashings, which are naturally vulnerable
  • Safeguard your plumbing, especially an upper-floor laundry room. If you're away from the house for even a few days, have the home monitored or you may risk extensive water damage with a leak or freeze burst
  • "A stitch in time save nine," as they say. Preparing your home can pay you back later by minimizing aggravation and avoiding even more costly repairs.
