Not all homes have large windows and abundant natural light to give an airy, bright feeling that is compelling for prospective buyers.

So, what can sellers do to make sure their home is shown in its best light?

• Trim trees, remove or pull back window coverings and screens, be sure every light works and is using its maximum safe wattage bulb

• Add lighting in dark corners and invest in lighter paint for dark rooms

• Where rooms are challenging, consider giving the eye something interesting to see, such as a special piece of furniture or art. An accent that will captivate and create a mood other than just being "dark."

• Invest in staging advice (when needed, I pay a stager to come and consult about how best to stage for buyers' eyes). Even if you don't need full staging services, the designer's eye and advice can be incredibly valuable.

• Light it up during showings. I know it's not the "green" thing to do, but turn all lights on and leave them on when there may be showings. You'll spend 10 or 20 extra dollars on electricity, but it's worth it. Showing by appointment-only, or only during daylight hours, helps manage the light.
