Do your research: Check out neighborhoods you're interested in. Is having amenities in walking distance a priority, or having more space from neighbors? What is the school district like? How long do houses stay on the market?

Find out what you can afford: You'll want to have good idea of what your budget is so you can narrow down your home search. In general, you won't want to spend more than 30 percent of your income on housing expenses, including taxes and insurance.

Get pre-approved for a mortgage: Talk to a mortgage broker to find out what type of loan will work for you and how much you can borrow. In today's competitive market, a pre-approval letter can make your offer more attractive to sellers.

Find a local real estate agent: An agent who can give detailed information on neighborhoods in the area you want to live is a valuable resource. Local agents may also know about houses that haven't yet come on the market. A good agent should prioritize communication throughout your home search.
