Is seasonality in home sales an urban myth?
Of course there's seasonality in home sales. But let's ask exactly WHAT it is that's seasonal?
Ease of showing homes may be the biggest seasonal difference. Days are longer, shorter, wetter or drier. Holidays and school cycles happen. Total unit volumes peak in summer while days are long and school is out. No surprise.
Having a Realtor® with a great handle on specific numbers (like volumes, inventory, or average days on market) for your market segment can drive a great deal or just a mediocre one. But focusing on this alone can trap you into thinking your OPPORTUNITY is seasonal. It's NOT.
Stats and averages don't speak to individual motivations. In a way, the numbers don't matter. Instead, individual buyers and sellers, and their particular motivations are what matter most. Buyers and sellers continue to come and go in the market all year long.
And it's worth noting that someone buying or selling in December is often highly motivated, more ready to sell or buy than fair weather folks touring in July for sport. While total inventory, active buyers, and number of sales will surely decline in the fall, it's no matter if you find the ONE person for your home, or the one perfect house to make home.
In the "off" season, when both inventory and buyers wane, call it a wash. Motivations and opportunity are up! The bottom line is, sell or buy when YOU are ready.
