A recent remodeling impact report by the National Association of Realtors ranked the top return-on-investment projects for homeowners as new roofing, new hardwood floors, and refinished hardwood floors. These renovations are the most likely to get you at least a 100% return and appeal to buyers.
If you're not ready to move yet, or are concerned you may have trouble selling, a kitchen remodel or upgrade may be a good investment. While you aren't likely to get 100% return on your investment, a kitchen renovation has been shown to greatly increase homeowners' enjoyment of their houses and 20% of Realtors said the project helped close a sale.
