You might think preparing your home for market isn't so important now, but with even a modest amount of attention, you can dial in your float, and come out dollars ahead. Remember you're not getting the home ready for your lifestyle and preferences. You're staging for "buyers' eyes." Here are our top four tips:

1. You're moving anyway so you might as well get packing and "move out half-way." Half of your stuff can go. Get a POD or storage unit, or just give stuff away. Your home will feel bigger, and there will be less to distract buyers from picturing themselves living there.

2. Don't assume the next buyer will be OK living with deferred maintenance. Ask us about the best improvements to get payback. Some pay more than others, dollar for dollar or better.

3. Don't live in the dark when selling. Clean and turn on every light fixture. Add lamps to dark corners. Use max safe-wattage bulbs and leave all lights on during showings. Consider removing window coverings and trimming trees.

4. Few buyer turnoffs are more powerful than pet or other odors. If you have pets, you likely don't smell them daily, but buyers will. Count on us for a frank assessment, and go the extra mile if needed, having a pro in for deep cleaning.
