One of the biggest challenges selling a home today is figuring out a list price. An exasperated fellow broker recently said to me "We don't price homes anymore." What she meant is really the old truism, that buyers decide what the price will be. The trouble is that buyers are a bit less predictable today.
Buyers, brokers, and appraisers all have historically focused most on sold comparable homes or "comps" to come up with a price. Relating this to driving a car, it's like looking in the rearview mirror. Past data is informative, but today, we have to be much more attuned to what's out the windshield and who's driving in the lane next to us. In real estate, these three views are akin to looking at sold, pending, and active listings.
Knowing as much as possible about the action right now is imperative. This is a mix of watching local stats, trends and inventory, plus picking up the phone and talking to other brokers with deals in escrow today. We need to connect lots of dots, so having rapport and goodwill with other brokers is a professional necessity. Getting voice-to-voice lets us understand the buying landscape in your immediate area, and help set your price smartly. There's no substitute for a bit of real-time sleuthing.
