Dear COVID, thank you for reminding us that even in Oregon, we can entertain outdoors almost year-round. All we need is a cover, a decent deck or patio and some heaters or nice blankets. Turns out other than location and floorplan, a functional back yard entertaining space is the #1 most sought-out feature for buyers today.

If you have the space...it's just a matter of optimizing to either A) enjoy it or B) sell for top dollar.

You can go to town and do built-in outdoor kitchens, fire pits, and more. Permanent structures, plumbing, electrical, and concrete require planning and considerable expense, but there are alternatives. For example, pavers take a smaller bite than concrete and are good if you have DIY skills.

Awnings and gazebos are easy projects and not terribly expensive. Some gazebos are "off the shelf", even. A recent check of home improvement stores shows numerous options under $2000 available for delivery within a week. While you're at it, consider a BBQ upgrade, or add gas/briquet/pizza oven...whatever you're into. Built-in elements add to the home's value per se, but even portable items add both enjoyment and perceived value, sparking a buyer's imagination even if it doesn't come with the house.
