As a seller: Your open house is a big debut. Plan to make a splash. Even in a strong seller's market, remember you’re not selling in a vacuum.

Your agent should recommend how best to prepare your home the big day. First impressions are important, so don’t rush and cut corners.

Many people who come to see your home will have seen homes more and less appealing.  You want to try to generate maximum interest in a short period of time, so consider leaving town for a weekend away so your agent can coordinate showings in one big burst. 

As a visitor: Prepare a little bit.

Have an idea of what you care about most, and look specifically for it. Bring a checklist if you need to.

Wear booties when provided, or take your shoes off.  Know that the agent hosting (not always the listing agent) may have an exclusive agency relationship with the seller, and be bound to look out for the interests of the seller not you.  If you are working with an agent already, let the hosting agent know, and chat them up — they can be a valuable resource! 

Even if you’re just casually looking and seeing what’s out there, open houses will build your own market perspective.
