A development team led by Bob Naito was chosen Thursday to build a 52-room hotel at the Grove Hotel, a moribund former single-room occupancy hotel in Old Town/Chinatown.

The Portland Development Commission picked the Naito team’s proposal from among 11 bids for the PDC-owned property. Preliminary terms call for Naito Development, Eagle Point Hotel Partners and Filament Hospitality to buy the site from PDC for $630,000, and invest a total of $7.5 million into the project.

Each guestroom will have a bathroom, and the hotel is being designed so that 190 individual beds can be sold.

The developers propose a ground-floor restaurant, coffee shop, speakeasy, and other retail.

PDC has invested some $3.8 million into the site, said Patrick Quinton, PDC executive director.
