NSI announced Wednesday, April 20, that it has signed a 10-year lease to locate in a 62,000-square-foot facility in the new Tualatin-Sherwood Corporate Park, at the southwest corner of Southwest Tualatin-Sherwood Road and 124th Avenue.

The move comes in response to what the company says is a "growing trend of fab expansions, increasing demand and increasing capital equipment expenditures from the semiconductor industry in recent years."

"Currently we occupy two buildings with a total of 15,000 square feet of manufacturing. Our new location will

allow us to dramatically increase our throughput to meet our customer's growing needs," Kyle Kimmerle, president of NSI, wrote in a news release. "This multiple-million-dollar investment shows NSI's commitment to growing with our customers."

Headquartered in Portland, NSI was founded in 2008.

Sherwood Mayor Keith Mays said he's pleased with NSI's choice of Sherwood for its newest location, making it the first tenant in the Tualatin-Sherwood Corporate Park.

"We are very excited to be able to work with Nuance Systems/NSI Manufacturing as they open their

new 62,000-square-foot advanced manufacturing facility in Sherwood," Mays wrote in the release. "We understand that this represents a major expansion of Nuance Systems/NSI, which is a key supplier to the rapidly growing semiconductor and solar industries. The Sherwood facility will create high-quality jobs and significant new economic impact to our community."

NSI will take up the entire Building A space at the Trammell Crow Company-developed corporate park. The NSI building is expected to be completed by June, with a move-in date set for late 2022.

The Tualatin-Sherwood Corporate Park will contain three buildings, with 478,000 square feet earmarked for speculative industrial businesses.

"While we have been informed that another advanced manufacturing/tech company has eased space in Building B, we are awaiting their direction on plans for announcing the project. We know that the brokers are working on the leasing of the remainder of TSCP," said Bruce Coleman, Sherwood's economic development manager.

Coleman said the Trammell Crow development is the first of several industrial parks to locate in the so-called Tonquin Employment Area as well.

Sherwood voters approved annexing the entire 300 acres of the employment area land, located on the east side of the 124th Avenue extension, into the city in 2012. The west side of the 124th extension is in Tualatin city limits.

"We are also excited that the land-use application for the first phase of the Schnitzer Properties' Sherwood Commerce Center in the Tonquin Employment Area has now been approved by the city," Coleman added. "That first phase will consist of 435,000 square feet in three new industrial buildings."

In recent months, Sherwood has successfully attracted businesses along Tualatin-Sherwood Road.

Lam Research, one of the largest suppliers of semiconductor manufacturing equipment in the world and Tualatin's largest private employer, opened a new facility in the Cipole Industrial Park about a block west of the NSI facility, along Tualatin-Sherwood Road. It is expected to eventually employ 300 people, expanding Lam's footprint in the Tualatin/Sherwood area.
